How does the Bucks for Buyers program work?

  • Rebate is available only to buyers who close on a real estate property with NHS Realty acting as their exclusive agent.
  • For homes with a final sales price of $100,000 or more, the rebate is twenty percent (20%) of the commission received by Nu Home Source Realty at the close of escrow for representing the buyer.
  • The amount of the cooperating broker commission received may vary. Occasionally, the seller and/or Builder in a transaction will offer the broker representing the buyer a bonus or other additional incentive over and above the cooperating brokerage commission, normally (3%) of the purchase price. Any such bonuses or other additional incentives are separate from the cooperating brokerage commission actually received by NHS Realty and buyer is not entitled to a rebate over and above the cooperative broker commission (3%).
  • The rebate is valid only if the broker commission actually received at the close of escrow is a minimum of 3% of
    the final sales price.
  • Buyer will get a check for rebate amount up to 2 weeks after closing & funding of escrow.
  • For homes with a final sales price of $99,999 or less, NHS Realty will not pay a rebate.
  • The rebate will be paid to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement.
  • All buyers must sign this Rebate Agreement (Buyers Rep Agreement) before any rebate will be issued.
  • This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s).
  • There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional.

New Construction Rebate Terms

In the event that Nu Home Source Realty refers and registers you as a buyer with a builder, the builder will often pay Nu Home Source Realty a cooperating broker commission at closing. The exact amount of compensation received by Nu Home Source Realty will vary based on the particular builder.

Be advised, many builders require that an agent must personally accompany a prospective buyer to the community on the buyer's first visit for the agent to be entitled to receive any compensation.
